Fall Roof Inspection Tips for Phoenix Valley Homeowners

Another scorching Arizona summer has done its number on your roof? Or are you left to guess if the monsoons have put some hidden damage in place that is not apparent from ground level? You may be looking to nip a minor issue in the bud before it means an expensive repair.

There is no better time to put your mind at ease than fall. We of Overson Roofing, LLC have been in the business of putting Phoenix Valley homeowners’ roofs in good order since 2005. Give us a ring at (480) 470-6654 and we will put a professional eye on your roof for you this season.

Roofing materials do not hold up well against the desert climate. Between the high winds, hail, the heat and those sudden monsoon downpours, they get worn down quicker than one might think. A thorough inspection is all it takes to see your roof through the wetter, cooler months to come with no unwelcome surprises.

Why Inspect in the Fall?

Months of monsoons and extreme temperatures are in the rear view mirror by fall. Shingles can be loosened, tiles cracked or gaps opened in the flashing as a result. All too often you will not know there is damage until water makes its way in.

Getting an inspection done in the fall allows you to put in any necessary repairs on your own timetable rather than in an emergency when the winter rains set in.

Ground Level Observations

We would advise you to stay off the roof for safety’s sake; there is no need to go up to see what is wrong. From the ground or a good ladder you can make out:

  • Any shingles or tiles that are missing, slipped or have cracks
  • Asphalt granules in the downspouts or gutters
  • An uneven roofline or sagging
  • Debris in the valleys and gutters
  • Gaps to be seen around skylights, chimneys or vents
  • Staining on the eaves or outside walls

Should you come across such signs, let a pro have a look at it so the problem does not get worse.

A Look Inside

Indoors you will find the most telling evidence of roof issues. Put in a walk of the house and the attic and see if you can spot:

  • Discoloration or water marks on the ceiling
  • Paint peeling where the roofline is
  • A musty odour or dampness to the insulation in the attic
  • Daylight coming through the roof deck
  • Cooling bills running higher than normal, an indication of inadequate ventilation in the attic

Attic ventilation is something people tend to overlook yet it is key to the longevity of your roof. Heat and moisture that are trapped will eat away at materials from within. We can see to proper airflow as part of our services.

Storm Damage

It is easy to miss the kind of damage a monsoon leaves in its wake, be it from wind or hail. But dented flashing, a bruised shingle or a tile out of place will be the source of a leak down the road. In the case of a covered storm event an insurance claim is an option.

We can help with that, as well as getting the city or county building permits for your repairs, taking some of the hassle out of it.

Make an Appointment with a Pro

Any homeowner can have a do-it-yourself look and find the obvious, but a roofer with training will spot what is missed. If your roof has been through a few monsoon seasons or is of a certain age and exhibiting the above, an inspection is in order.
