Common Roof Problems Arizona’s Monsoon Season Causes

The Roof Troubles of an Arizona Monsoon

A heavy summer storm has your roof leaking? You see water stains on the ceiling that were not present in the spring and are concerned it will not hold up to the monsoon winds?

Then you are in good company. We at Overson Roofing, LLC have put our experience to work for homeowners and businesses in the Phoenix Valley to safeguard their roofs, 2005 to the present. To discuss what your roof is up against this season, pick up the phone and call (480) 470-6654.

There is a marked change in the weather with the onset of the monsoon in Arizona. The dry heat of the past months gives way without much notice to dust, hail, strong winds and rain in quick succession. It is a respite from the temperature but for an unprepared roof the damage can be considerable. We have set out below the problems monsoon season is wont to cause and the reason they should be of concern.

What Makes Monsoon Storms So Hard on a Roof

It is more than the rain. The issue is the array of things that come at your roof in short order: in the course of an hour one storm will deliver high winds, downpours, hail and flying debris.

Then there is the matter of the intense sun that puts Arizona roofs to bake for most of the year; such heat takes its toll on the materials and makes them prone to failure when a major storm comes calling. A lot of roofs are already in a weakened state by the time the monsoon arrives.

Typical Post-Storm Issues

We field calls from homeowners every summer with a few of the same complaints. These are the ones we see in the wake of a monsoon:

  • Shingles that have been pulled loose or are missing from the edge of the roof due to gusts
  • Tiles cracked or put of place by wind and debris
  • Worn seals at the flashing, vents and other penetrations allowing for leaks
  • Dents and bruising from hail
  • Flat or commercial roofs with standing water because debris has impeded drainage
  • An interior stain on a wall or ceiling indicating a leak you cannot see
  • Attic ventilation that is clogged or otherwise damaged, holding moisture in the home

Do Not Overlook Minor Defects

All too often a problem will fester. There is no sense of urgency over a shingle that has lifted or a bit of a crack in the flashing. Yet the next storm will find that small opening and get water into your home.

Before long you are looking at rot in the wood, mold, ruined insulation and discolored ceilings. A repair that was once simple becomes costly. We would advise having your roof inspected after any sizeable storm, even if it seems all right from vantage of the ground.

Hail and Wind Damage That Is Not Apparent

With hail the evidence may be plain to see in the form of a dent or broken tile. Or it can be so subtle as to escape notice save for someone who knows what to look for. Some shingles will be bruised or have tiny fractures that do not right away leak but will reduce the lifespan of the roof.

Wind can be deceptively damaging. A hard gust can break the seal on a shingle and leave a path for water while the roof appears undisturbed from the street.
